Life Transitions
Life Changes.
Your home may need a change too.
Whether you're downsizing, making room for a growing family, relocating, or navigating an unexpected life change, deciding what to do with your home can feel overwhelming. I'll help you explore your options, understand the next steps, and build a plan that fits your life.
LET'S TALK ABOUT YOUR NEXT MOVE
Your home is part
of every chapter.
Over 26 years in real estate, I've learned something important. People don't just buy and sell houses. They move through life. And every move has a story behind it.
Some of those stories are happy. New marriages, growing households, dream homes. Some are harder. Divorce, loss, financial pressure. And some are just a quiet realization that it's time for something different.
Whatever brought you here, I treat every client the same way. With respect, patience, and genuine care. I'm here to understand what you're going through, not to rush you into a decision.
Every transition is different. And every client deserves someone who understands that.
Transitions I help with
most often.
Life Stage Changes
From newlyweds combining households to empty nesters ready to downsize, from growing households needing more room to blended households finding their footing. Life doesn't stand still, and neither should your home. Whether the change is joyful or bittersweet, I'll help you figure out what's next and make sure the transition feels right.
Divorce & Separation
Ending a marriage is one of the hardest transitions anyone can face, and the home you shared becomes a practical question that needs careful handling. I approach these situations with empathy, discretion, and a steady hand, helping you make the real estate decisions more manageable with clear information and thoughtful guidance as you navigate your next chapter.
Career & Location Moves
New job across town or across the state. Either way, your home needs to keep up with your career. Remote work changed things for a lot of people, and so did returning to the office. Whether you're relocating, retiring, or starting a business, I'll help you find a home that fits where your life is headed.
Downsizing & Simplifying
Less house, less maintenance, less stress. Sometimes the best move is a smaller one. Maybe the kids are grown and you're swimming in extra bedrooms, or maybe you just want a simpler life with lower expenses. Downsizing isn't about giving things up. It's about making room for what matters, and I'll help you right-size your home and your life.
Upsizing & Growing
Outgrown your current space? Need a home office, a bigger yard, or bedrooms for the kids on the way? Growing households need room to breathe, and finding the right home at the right time takes strategy. If you also need to sell your current home, we'll weigh the timing, the financing, and your options together so the move fits your situation.
Lifestyle Goals
Maybe you've always wanted to live on the water, or you're dreaming of a walkable neighborhood, a pool, or a quieter street with more privacy. Sometimes the reason to move isn't practical. It's personal, and that's just as valid. I'll help you find a home that matches the life you actually want to live.
Financial Shifts
Your finances change, and sometimes your home should too. Maybe you've built enough equity to cash out and upgrade. Maybe you need to reduce your monthly expenses, or property taxes and insurance have gotten out of hand. Whatever the numbers look like, I'll help you understand your options and the trade-offs so you can decide what fits your situation.
Unexpected Life Events
Life doesn't always go according to plan. Inheritance, health crises, estate settlements, natural disasters. These moments catch you off guard, and the last thing you need is a complicated real estate process on top of everything else. I'll coordinate the real estate details, explain your options, and keep you informed as decisions arise.
Selling One Home While
Buying Another.
A lot of my clients are doing exactly this, and it works best when three things are coordinated: your financing, the contingencies in each contract, and your timeline. Depending on your numbers and your market, the options may include selling first, buying first when it's financially feasible, or negotiating the appropriate contingencies to hold both transactions together.
Each path has trade-offs, so we'll weigh them together and land on what fits your life. You'll find the full step-by-step on my Selling Guide and Buying Guide, and we can talk through your specific situation any time.
How I Work With You
Listen First
Every relationship starts with your story. What's driving this move? What's at stake? What matters most to you? I don't have a script. I have questions.
Build a Plan
Once I understand your situation, we'll talk through your home, your timing, your financial considerations, and what needs to happen next. From there, we'll map out realistic next steps that fit your priorities.
Guide You Through
I'm with you from start to finish. Every question, every document, every surprise. I'll keep things calm and moving forward no matter what comes up.
Finding Calm in the Chaos.
Moving is stressful. Even when it's a happy change, the questions pile up. Do we buy first or sell first? Where do we even start? And when a transition is hard, like a divorce or a parent moving into care, that stress can feel overwhelming.
I've been licensed in Ohio since 2000, and I've walked clients through moments like these. My job is to slow things down, to keep people calm when everything around them feels loud. And I mean that. When the pressure builds, I help you ground yourself and remember why you started.
“Take a step back from this and look at the big picture. Is this really going to matter two months from now? Our goal here is to help you, the client, reach your goal whatever that is. Let's take a moment to calm down and remember what's important and figure out the best path to get there.”
Real questions about
life transitions.
How do I sell my current home and buy another at the same time?
The short answer is that it takes careful timing and coordination. The common paths are selling first and making your purchase offer contingent on that sale, buying first when your finances allow it and covering the gap with equity or temporary arrangements, or negotiating contingencies so both transactions move together. What's right depends on your numbers, your market, and your timeline, so we'll map out the steps and the trade-offs before you commit to either side. Your lender can tell you exactly what your financing allows, and I'll coordinate the real estate side so the two closings line up as smoothly as they can.
What should I consider before downsizing?
Start with the life you want after the move, not just the size of the house. Think about what you'll actually use day to day, what you're ready to let go of, and what your new monthly costs would look like, including taxes, utilities, and maintenance. Location matters too, whether you want to stay near family, friends, or the community you already know. I can help you compare what your current home could sell for, what fits your budget in the areas you're considering, and how the timing could work, all at your pace. I'm a real estate agent, not a financial planner, so for anything involving taxes or long-term finances, it's worth bringing in the professionals who handle those pieces.
Can a real estate agent help when selling a home during a divorce?
Yes, and during a hard time that can make a big difference. I can help you understand the selling process, price the home from current market data, prepare it for sale, and keep you informed at every step so you have clear information when decisions come up. I'm not a lawyer, and I can't give legal advice or take sides in the legal and financial parts of your divorce. If you have an attorney, I'll work with them and follow the direction of the court and the professionals guiding your case. My role is the real estate piece, and I'll handle it with discretion and care.
What should I do if I've inherited a home in Ohio?
The first steps usually start with how the property is titled and what you'd like to do with it, and that often depends on the will, trust, or probate process, which is handled by an attorney. Once that's clear, we can look at the practical options: sell the home, keep it and move in, rent it out, or hold it and sell later. I can help you understand what the property might be worth in today's market, what condition it's in, and what selling would involve, including the timeline and the costs. Because inherited property can carry estate, tax, and legal considerations, I always recommend working with an attorney and a tax professional alongside the real estate decisions, and I'm glad to coordinate with them.
