Buying Guide

The Right Home.
A Clear Plan to Get There.

Whether you're ready for more space, less maintenance, a different neighborhood, or simply a home that better fits your life today, buying your next home starts with a good plan. I'll help you explore your options, understand the process, and make confident decisions, especially when you have a home to sell along the way.

Let's Talk About Your Next Home
Get Started

Let's Start With
a Conversation.

Your next move begins with a conversation, not a sales pitch. We'll talk about what's driving your move, your timing, your budget, and the priorities that matter most to you and your family. If you have a current home to sell, we'll talk about that too, and how it fits into the plan.

I'll listen first, then give you practical, honest advice and help you build a plan that feels right for your life.

That first conversation is also when we'll cover how buyer representation works, including the written buyer agreement and how agent compensation is paid, so you understand the arrangement before you begin. I'll walk you through it in plain language.

My goal is simple: you should feel confident and informed at every step. Never confused. Never pressured.

Process

Six steps to your
new front door.

Every transaction moves at its own pace. These are the milestones we'll navigate together, tailored to your timeline and your situation.

01

Start With a Buyer Consultation

Every search starts with a conversation. We'll talk through your goals, your timing, your budget, and the priorities that matter most, and if you have a current home to sell, we'll build that into the plan from day one.

02

Prepare Your Financing

If you don't already have a lender, I can introduce you to trusted local mortgage professionals who can help you understand your financing options, purchasing power, and estimated monthly payment. Having your financing ready early keeps your options open when the right home comes along.

03

Find the Right Home

Using your priorities as a guide, I'll curate homes that genuinely fit and schedule showings at your pace. I'll help you see a property's potential and flag concerns you might otherwise miss.

04

Evaluate & Make an Offer

We'll look at comparable sales together and decide on an informed price and terms. I'll explain each part of the offer so you can make a confident, well-supported decision.

05

Inspections & Milestones

Once your offer is accepted, I'll coordinate the home inspection, appraisal, and the milestones that carry you from contract to closing. I'll help you understand each step and what the licensed professionals involved are doing, and we'll review any discoveries honestly as each milestone is reached. The inspections, appraisal, and title work are performed by those licensed professionals; my role is to keep everything on track and make sure you understand the results.

06

Closing

We'll complete the final walkthrough and go through the settlement documents together, supported by the title and closing professionals involved. When the keys are in your hand, you'll know exactly what you signed and what comes next.

Both at Once

Buying and Selling
at the Same Time.

Many of my clients are selling one home and buying another, and getting the timing right takes a thoughtful plan. Depending on your situation, the options may include selling first, buying first when it's financially feasible, negotiating the appropriate contingencies, or considering bridge financing or temporary housing where it makes sense.

Each approach has trade-offs, and the right choice depends on your numbers, your market, and your timeline. We'll walk through the options together and land on the path that fits your life.

FAQ

Common questions
from buyers.

Should I buy a home before selling my current one?

It depends on your financial situation, the local market, and your timeline. Some buyers include a contingency that makes the purchase dependent on selling their current home. Others may buy first when it's financially feasible, or use bridge financing or temporary housing to cover the gap. I'll help you weigh the trade-offs and build a plan that fits your situation.

How much do I need for a down payment?

Down payment requirements vary by loan type and by your specific eligibility, so the amount that applies to you depends on the financing you qualify for. Conventional loans can allow as little as 3% down, FHA loans typically ask for 3.5%, and VA and USDA loans may allow no down payment at all. It's also important to set aside money for closing costs beyond the down payment, such as lender, title, and appraisal fees. I can connect you with trusted local lenders who can walk you through your specific options.

What should I look for during a home tour?

During a tour, pay attention to the things you can observe yourself, such as the condition of the roof, visible cracks in the foundation, the age and condition of major systems, and any signs of water damage. Your observations help narrow down which homes are worth pursuing. A licensed home inspector then does a thorough evaluation of the property, often after an offer is accepted, and that professional report gives you the full picture before you decide. I'll be beside you at every showing and help you understand what each finding means.

How long does the buying process take?

There's no single timeline that fits every transaction. How quickly you find the right home, your financing, and whether you need to sell your current home first all play a role. I'll help keep things moving efficiently and give you realistic expectations at every step.

How do I find the right home and neighborhood?

It starts with getting clear on what matters most to you. We'll talk through your must-haves, from bedrooms and school districts to commute and neighborhood feel. Then I'll shortlist homes that match your criteria and arrange showings around your schedule, helping you see past cosmetic issues to the real value.

What do I need to know before making an offer?

Before you write an offer, it helps to know what similar homes have sold for and what terms might make your offer competitive. I'll put together a comparable market analysis and explain each part of the offer, including price, contingencies, and timing, so you can make a strong, informed decision. If your current home needs to sell first, we'll structure the offer accordingly.
